The New Jersey adult-use cannabis industry has had a rocky start since legalization passed by referendum five years ago. Pursuit of a license invariably became a real estate play in one of the most competitive markets in the country as early movers clung to any leverage they could divide up.
Incumbent medical operators (Alternative Treatment Centers) had plenty of runway and most did well while prices where high. Multistate operators still control a large share of the wholesale market and there are still clusters where dispensaries are oversaturated as well as areas that are effective cannabis deserts because of municipal opt outs.
Fun fact: New Jersey has finally been lapped in revenue but it is still close with NY around $1.5B to NJ's $1.3B
